Maintenance of gas boilers from A to Z

Gas heat­ing equip­ment is deserved­ly famous for its high per­for­mance, reli­a­bil­i­ty, suf­fi­cient­ly high pow­er with a rel­a­tive­ly low con­sump­tion of “blue fuel”. But in order for the heat­ing instal­la­tion to work effec­tive­ly and not cre­ate a dan­ger to the own­er and oth­ers, it is nec­es­sary to strict­ly fol­low the rules for its use and car­ry out. About why, how and by whom these pro­ce­dures are car­ried out and will be dis­cussed in this pub­li­ca­tion.

Why does a heat generator need maintenance

When pur­chas­ing a boil­er for oper­a­tion in closed heat­ing sys­tems, we all most often think exclu­sive­ly about its ratio­nal use and the advan­tages of the cho­sen mod­el. Most home­own­ers have been using this equip­ment for ten years, until sud­den­ly, in the mid­dle of the heat­ing sea­son, the boil­er unit became unable to heat the room nor­mal­ly.

And the rea­son for this may be the usu­al cor­ro­sion of the heat exchang­er: for many years with­out main­te­nance, scale has formed in the heat exchang­er coil, which has led to a grad­ual decrease in effi­cien­cy. The pow­er of the boil­er at nor­mal set­tings was not enough, which led to an increase in the tem­per­a­ture of the coolant and, as a result, an increase in gas con­sump­tion. A sim­ple gas boil­er dur­ing main­te­nance solves this prob­lem even at the stage of scale for­ma­tion. And this is not the worst sce­nario, what can hap­pen to a boil­er with­out main­te­nance.

Gas boiler maintenance

Recall that a gas boil­er is a set of equip­ment that uses gas and elec­tric­i­ty for oper­a­tion. In the event of a mal­func­tion of the elec­tri­cal sys­tem or gas pipeline, not only the prop­er­ty and inhab­i­tants of the apart­ment in which the equip­ment is installed are endan­gered, but also the res­i­dents of the entire apart­ment build­ing. Reg­u­lar inspec­tion and main­te­nance will allow the spe­cial­ist at the ini­tial stage to iden­ti­fy only emerg­ing prob­lems, with­out bring­ing them to the point where it pos­es a threat to life and health.

Gas con­sump­tion, as well as the com­fort and safe­ty of your house­hold, depend on the qual­i­ty of the heat gen­er­a­tor.

Frequency of inspections of heating installations

Now that the need for reg­u­lar main­te­nance of equip­ment is beyond doubt, the ques­tion of what this con­cept means should be clar­i­fied. The answer to this ques­tion is a lit­tle more com­pli­cat­ed than it seems at first glance. The nec­es­sary pro­ce­dures and the fre­quen­cy of their imple­men­ta­tion large­ly depend on the pur­pose of the boil­er and what sys­tems and devices are includ­ed in its com­po­si­tion. Usu­al­ly, a list of manda­to­ry “pro­ce­dures” is pro­vid­ed by the man­u­fac­tur­er of a par­tic­u­lar mod­el of instal­la­tion.

As a rule, regard­less of the mod­el, it is divid­ed into three types of work: clean­ing, check­ing and adjust­ing. Gas boil­er clean­ing includes the fol­low­ing pro­ce­dures:

  • Clean­ing burn­ers and all com­po­nents that deter­mine the qual­i­ty and direc­tion of the flame.
  • Clean­ing the fuel com­bus­tion cham­ber, which is cov­ered with soot dur­ing oper­a­tion.
  • Clean­ing of gas chan­nels inside the boil­er and fuel fil­ters.

Maintenance regulationWorks that are includ­ed in the manda­to­ry and relat­ed to the check:

  • The integri­ty of the device design.
  • The per­for­mance of elec­tron­ics.
  • Igni­tion elec­trodes.
  • Ser­vice­abil­i­ty of auto­mat­ic machines that turn off the instal­la­tion in case of emer­gency sit­u­a­tions.
  • Gas valve pres­sure.
  • Integri­ty of the gas pipeline and tight­ness at the junc­tions of the gas sup­ply routes.

When ser­vic­ing a gas boil­er, all its com­po­nents are reg­u­lat­ed. This is done to set the para­me­ters rec­om­mend­ed by the man­u­fac­tur­er.

The terms of the ser­vice are clear­ly stat­ed in the con­tract with the ser­vice com­pa­ny. As a rule, main­te­nance of gas equip­ment, with the per­for­mance of all of the above works, is car­ried out once a year. Most often — done before the start of the heat­ing sea­son. It is rec­om­mend­ed to clean the heat exchang­er from scale after five years from the start of oper­a­tion of the boil­er equip­ment. In some ser­vice orga­ni­za­tions, it is cus­tom­ary to car­ry out, with a fre­quen­cy of 1 time in 2 years.

Why pay more?

As can be seen from the list, there is noth­ing com­pli­cat­ed in the manda­to­ry pre­ven­tive main­te­nance of boil­er units. So why pay a ser­vice com­pa­ny if the equip­ment, accord­ing to the sell­er, is more than reli­able, and you can do the main­te­nance your­self?

Advice: We strong­ly do not rec­om­mend exper­i­ment­ing and engag­ing in self-clean­ing and tun­ing of gas equip­ment. All work must only be car­ried out by a well-trained spe­cial­ist.

And it’s not just about knowl­edge: a pro­fes­sion­al will be able to iden­ti­fy an impend­ing mal­func­tion and pre­vent it, pre­vent­ing irrepara­ble con­se­quences. If you still decide to save mon­ey on main­te­nance, then you need to decide which work can be done on your own, and which ones can be entrust­ed to pro­fes­sion­als.

We rec­om­mend that all work relat­ed to the main­te­nance, repair and adjust­ment of gas boil­ers be entrust­ed to ser­vice spe­cial­ists.

Exchanger flushing procedureDo-it-your­self flush­ing of a gas boil­er heat exchang­er is a fair­ly sim­ple process that does not require spe­cial­ized tools and spe­cial knowl­edge. There are two ways to per­form these works: with or with­out dis­as­sem­bly of the sys­tem. In order to remove scale with­out dis­as­sem­bly, you need to pur­chase a descal­ing agent from the near­est house­hold chem­i­cal store, dilute it in the cor­rect pro­por­tion and pour it into the sys­tem. After that, you need to turn on the boil­er and let it work at max­i­mum pow­er.

The sec­ond option is more dif­fi­cult.

  • Dis­con­nect the boil­er from the net­work.
  • Per­form mea­sures to drain the coolant from the sys­tem and expan­sion tank.
  • Remove the cov­er of the device with the con­trols locat­ed on it.
  • Remove the heat exchang­er. In some mod­els, this will require dis­as­sem­bly of the com­bus­tion cham­ber.
  • Rinse the heat exchang­er with a solu­tion of cit­ric acid or a spe­cial­ized descal­ing agent.
  • Fol­low the reverse pro­ce­dures for installing, assem­bling the boil­er, as well as fill­ing the sys­tem with coolant.

It should be not­ed that for high-qual­i­ty flush­ing of the heat exchang­er in ser­vice cen­ters, pump­ing sta­tions are used, which will per­form this pro­ce­dure faster and bet­ter. It is enough for you to remove soot from the sur­face of the heat exchang­er every year.

The pur­pose of the gas valve is to sup­ply gas to the burn­er depend­ing on the set pow­er. In addi­tion, the gas valve is respon­si­ble for stop­ping the gas sup­ply when any of the safe­ty sen­sors are trig­gered. Clean­ing this valve con­sists in clean­ing the gas fil­ter, which is installed inside the gas sup­ply fit­ting. Despite the fact that this pro­ce­dure is not par­tic­u­lar­ly dif­fi­cult, it is still bet­ter to entrust it to pro­fes­sion­als.
